Programming & Schematic Design: Our process begins by establishing a program of your needs and wants, and a consideration of your budget. We explore possible design solutions through the use of plan and elevation drawings, perspective sketches, and possibly, three-dimensional models. As the overall scope of work is established, cost is estimated based on approximate square footage costs.

Design Development: We then develop the preferred schematic design into its final form. The floor plan and interior and exterior elevations are refined, and the important design features, such as kitchen cabinets, bathroom layouts, built-ins, windows and doors, and selection of finishes are elaborated.

Construction Documentation: After design is finalized, we turn it into fully dimensioned drawings and details, along with a specification manual establishing exact construction standards. Technical issues such as structural, electrical and mechanical requirements are resolved and documented. These drawings are essential in precisely explaining the scope of work to bidding contractors, and to obtain most competitive and comprehensive bids.

Bidding & Negotiation: In preparation for construction, we either bid to several contractors, or negotiate with one directly. Contractors are selected based on recommendations and evaluation of their skills and appropriateness for the project. After careful review, a contractor is selected based on several factors including price, availability, time required for construction, and other general issues.

Construction Administration: During the construction period, we make regular visits to the site to verify the accuracy of the contractor's work in line with the construction documents. Changes in the work brought up by the client or the contractor are discussed and resolved. Payment requests are reviewed and approved, including coordination of the completion of the work and approval of final payment.
